Job Description

  • Manage the day-to-day operations of the building, including upkeep, repairs, safety systems, and technical infrastructure.
  • Oversee and coordinate with third-party contractors for services such as cleaning, security, HVAC, generator maintenance, pest control, parking management, and related services.
  • Ensure all building operations comply with company policies, internal standards, and government regulations.
  • Administer the approved budget for property operations, FF&E (furniture, fixtures & equipment), utilities, repairs, and service contracts. Regularly review costs to identify efficiency improvements.
  • Monitor contracted work to ensure completion meets required standards and address deficiencies promptly.
  • Conduct monthly building inspections to evaluate operational performance, identify risks, and recommend enhancements. Ensure compliance with safety and security requirements.
  • Perform regular asset audits, maintain up-to-date FF&E inventory records, and prepare reports on asset condition and status.
  • Guarantee operational readiness and compliance of all building systems, including mechanical, electrical, plumbing, fire safety, emergency, and power backup systems (e.g., septic tanks, pumps, ATS, emergency lights, alarms, and generators).
  • Manage tenant and visitor concerns or service requests, ensuring acknowledgment within 12 hours and resolution within 24 hours (non-technical) or 48 hours (technical).
  • Prepare and submit monthly reports to the General Manager, covering daily logs, utility consumption, parking usage, overtime, contractor performance, and service records.
  • Maintain control of key boxes, perform regular audits, and ensure accountability and security.
  • Lead or assist in emergency response efforts and incident management.
  • Provide operational support for onsite events as required.
  • Ensure smooth implementation and continuous review of building SOPs, policies, and workflows.
  • Apply strong problem-solving skills for technical issues, proposing practical solutions to prevent recurrence.
  • Ensure consistent, high-quality execution of maintenance and repair activities with feedback from team members and contractors.
  • Promote engagement among team members, tenants, visitors, and contractors through effective communication, timely issue resolution, and quality service.
    Job Requirements
  • Bachelor’s degree in a relevant discipline.
  • Minimum of 3 years of experience in facility or property operations management, preferably in commercial or mixed-use developments.
  • Solid knowledge of building systems, particularly MEP (Mechanical,
  • Electrical & Plumbing), and safety/compliance regulations.
  • Proven leadership ability with experience managing service providers and contractors.
  • Strong organizational, reporting, and problem-solving skills.
    Ability to effectively handle operational challenges and emergency situations.
  • Excellent communication and interpersonal skills, with professionalism in dealing with tenants, vendors, and colleagues.
  • Must successfully complete a background check and meet required certifications prior to employment.
  • Professional, proactive, and reliable, with a positive work ethic.
  • Willing and able to work flexible hours, including evenings and weekends when necessary.
